Our pricing starts as low as $40,000 for a 160sf ADU and we have a large selection of available options and upgrades.

You have the option to use cash, or the equity of your home to build an ADU on your property. 

For financing options you may consult with one of our affiliated Lenders.  

Yes. You can breathe a sigh of relief now. We can handle the entire process, including getting permits, design, construction, cleanup and more.

Size – 500 sq. ft. max

Location – Must be within a proposed or existing single-family dwelling or accessory structure, such as a garage or carport. (According to California Department of Housing & Community Development the accessory structure, like a garage, must be attached to the home to qualify)

Expansion – May include an expansion of up to 150 sq. ft. beyond the footprint of the existing accessory structure, but this expansion is limited to accommodating ingress and egress. With the expansion, your JADU still must maintain the less than 500 sq ft rule.

Separate Entry – Exterior access (a separate entrance for the JADU) is required from the proposed or existing single-family dwelling.

Parking – No parking required for a JADU, except if you convert your attached garage, in which case the parking must be replaced.


Bathroom – May have a separate bathroom or shared with the single-family dwelling.


Kitchen – Must meet “Efficiency Kitchen” requirements:

  • The required kitchen sink (16”x16” max.) should have a small drain line (1.5” diameter max.)
  • No appliances that require natural or propane gas
  • A food preparation counter and storage cabinets that are of reasonable size in relation to the size of the JADU
  • Appliances that do not require electrical service greater than 120 volts

A JADU is a legally rentable unit.

Yes, you can make changes to your floor plan. We have always allowed our purchasers to customize our plans to meet their needs. However, all changes must be approved by us to ensure that they will meet site and structural requirements. In some communities, exterior changes are also subject to approval by an architectural review committee.

Recent laws passed by California Congress has removed a significant number of restrictions on building ADUs. Almost all single family homes in California now qualify for building an ADU whether you have a freestanding garage or not.

ADUs are living spaces with the feel of a small home. We will work with you on any and all ameneties you may want.

Yes! We will abslutley match the ADU to whatever design you wish to have.

ADUs are tiny, separate living areas — tiny homes! They typically have their own kitchen, living area, bathroom, and a separate entrance. Although many ADUs are converted garages, or attached to a house, an ADU can also be built as a stand-alone unit.

Stand-alone units will generally connect to the water meter of the primary house; have its own electric meter or can be solar powered. Either way, they have the same basic areas as any home — including a bathroom, kitchen, sleeping and living areas.
